Waltham Wood Flooring is a wood flooring company working in Waltham, MA, with 20+ years spent sanding, refinishing, repairing and installing floors in this part of Massachusetts. Most of our work is on floors that were laid long before we arrived: narrow oak strip in prewar houses, thinner postwar oak in the blocks built through the 1950s and 1960s, old pine in the oldest houses, and engineered wood where a lower level rules out anything solid.
We are a flooring company rather than a general remodeler, which means the floor is the whole job rather than one line in a larger scope. That is also why we are willing to tell you when the answer is less work than you expected, or when the problem you are looking at belongs to another trade.
Our Approach

Every job is scoped from measurements rather than from a walk-through impression. We check the build year and any painted surfaces before sanding, because Massachusetts runs its own lead-safe renovation rules for homes built before 1978. We measure how much wood is left on a postwar oak floor before proposing a sanding, rather than assuming a 1950s floor can take another pass.
We test old wax and cleaning-product residue and remove it before a new finish goes down, so the coating bonds instead of peeling. Where old resilient tile and the black mastic beneath it turn up under a carpet, we identify it, stop, and leave it for the trade that is licensed to handle it.
The same principle runs through the repairs. Holes left where steam radiators and their pipes came out are patched with matching boards woven into the floor rather than filled, and a floor patched where a wall came down or an outlet was moved is finished so the repair reads as floor instead of as a scar. Basement and lower-level floors are matched to the moisture actually measured there, which usually means engineered wood rather than solid. Water from a burst pipe, an overflowing appliance or a wet lower level is traced, dried and read with a moisture meter before a single board is replaced, and the damage is documented room by room for the adjuster.
How we quote follows from that. Stairs are priced tread by tread, because a staircase is not priced by the square foot. Landlords get itemized written estimates, which is what Massachusetts requires before a tenant can be charged for floor damage.
Owner-occupied two- and three-families are worked one floor at a time, so the household on the other floor keeps living in the house. Finishes are chosen to fit the Massachusetts VOC limits for wood coatings, which are stricter than the federal ones, and stain samples go down on your own floor, in your own light, before a color is chosen.
What We Do
We refinish wood floors, install solid and engineered hardwood, repair damaged boards and subfloors, deal with water-damaged floors, refinish and rebuild stairs, replace carpet with hardwood, screen and recoat floors that do not need a full sand, stain floors to a chosen color, lay herringbone and wide plank, and turn rental floors around between tenancies. If you would like a free estimate, tell us what the floor is doing and we will come and look at it.
